Brandywine Homeowners Association Meeting Minutes

May 19th, 2025, 6:00pm

 

Present:

Ken Tuss - Vp

Deb Dryer - Secretary

Emma Rodriguez - President

Shasta Edwards - Treasurer

*Old business

 

-          Landscape work started, waiting for the sod to come in to finish.

-          Review of bank balances a motion made to put $4,500.00 into insurance account as all rates have risen this year. All approved.

-          Carmen Cox attending meeting as possible replacement for 5th board member, motion made to add her to the board. All approved. Also added to the group text thread.

-          Ken will send out letters to units that are 6months+ behind on dues.

-          Ken will call all pro to be sure they are still in business. (New Number)

-          Board is asking Monte (Handyman service) to remove east bent fence about 20ft each way leaving remaining fence.

-          Budget revision was read and approved by all board members.

-          Account Balances Reviewed

 

 

*New Business

 

-          Emma will ask Amy with Round Tuit or Monte with Handyman services if they would like to remove 20ft of fencing on the east side of the complex.

-          Family Tree service gave quote on tree removal in front of 84-85. Tree roots crushing sprinkler pipes. Cost is $2,400 to remove and $500 to grind stump out totaling $2,900.  Motion made to approve. All members approved removal.

-          Hard discussions with contractors regarding landscaping from units 75 – 82. Sod was not to be laid unless sprinklers were made sure to be running. Clark fork assumed this was running and forgot to check in to make sure. Zone 9 in this area was crushed by root system in front of units 84 and 85. Sod started dying due to miscommunications by Round Tuit not making this very aware to board members. All board members frustrated and looking at separating Lawn care and sprinkler systems to ensure this never happens again.

-          Invoice for Blackrock CPA $1,751.21 needs to be paid

-          Zone 9 repair work for sprinklers

-          Motion made to have owners water front lawns while repairs are being made.
