Brandywine Homeowners Association Meeting Minutes
April 14th, 2025, 6:00pm

*Old business
- Jeff Wilson has officially stepped down as Treasurer, a new member will be met on April 14th. Carmen Cox has been invited.
- Landscape work from units 75-80 has started Total cost $12,000, of which $6,000 has been paid to start work.
- Lawn care has officially started again as well. Sprinkler start up is scheduled for April 30th, 2025.
- Monte sends invoices to Emma, and Emma sends them to property management company.
- Acct balances as of 2/28/25
Emergency Acct – $79,969.43
Insurance Acct - $33,491.92
Main Operating Acct - $6,093.87
Project Funds Acct - $13,463.80
- Taxes are being prepared by Black Rock CPA again, and had to get an extension as some documents didn’t get sent in time for deadline.
*New business
- Landscape work started, waiting for the sod to come in to finish.
- Review of bank balances a motion made to put $4,500.00 into insurance account as all rates have risen this year. All approved.
- Carmen Cox attending meeting as possible replacement for 5th board member, motion made to add her to the board. All approved. Also added to the group text thread.
- Ken will send out letters to units that are 6months+ behind on dues.
- Ken will call all pro to be sure they are still in business.
- Board is asking Monte (Handyman service) to remove east bent fence about 20ft each way leaving remaining fence.
- Budget revision was read and approved by all board members.
