Brandywine Homeowners Association Meeting Minutes
June 16th, 2025, 6:00pm

· Old Business
- Handyman to remove section of the fence on east side of complex due to damaged fencing.
- Emma will update the website.
- Family Tree removed tree by 84- 86 due to root system
- Emma will speak to Amy about weeds in rock beds, why aren’t the zones fixed yet, and why didn’t she let people know the zone was down.
· *New Business
-Units 50-52 had line back up into units 6/14/25 Saturday night, had Benjamin Franklin plumbing come out and see what they could do, spent two hours inside using a 75’ snake and still couldn’t unclog. They don’t suspect any breaks in the line but recommended coming back Monday 6/16/25. Units have had no running water since then. Monday 6/16/25 Ben Franklin came back spent two hours with a 120’ snake and still can’t unclog. Ben franklin plumbing recommends 1 – 2 clean outs installed where they can snake the back half of the units where the line has 200’ of pipe and no clean outs to get all that gunk unstuck. Will cost about 5k – 6k per installation of clean outs. They recommended one 10’ from the unit and another about 90’ out so that a 100’ snake can fit either direction of the pipes. So far, we have paid $657 Saturday night and $358 Monday night. They say they can come back on Thursday or Friday if we can call in soon enough. For all parts and excavators and other scheduling needed.

-discussed raising dues $50 letter of notice ¾ budget is on water, sewer, trash, lawn, insurance
Letter ( To continue to keep your property values competitive with the housing market as well as general maintenance and property improvements the Brandywine board is increasing the monthly HOA dues $50 totaling $250 a month this increase will help fund the basic bills such as water, sewage, trash, electricity, snow removal, lawn care, tree care, insurance and maintenance for the complex and grounds. This will also allow the accounts to keep a positive balance as this is mandatory and urgent. The board appreciates your cooperation and attention to this matter.
